HOK ArchitectsThe Fitzrovia Apartments development creates an innovative design that is integrated into its setting, adaptable in use and sustainable over time. Our design recognises the historic setting but also the need for a contemporary quality residential mixed use development with the incorporation of a state of the art out patients' facility for the orthopaedic diagnostic centre, as well as an appropriate reuse for the retained listed Waiting Hall as a studio office space. Aesthetically the building endeavours to capture and reinterpret some of the features which make 'older' residential properties more appealing to many people, both in terms of material and form, whilst remaining clearly a contemporary architectural proposition. For example, the typical window arrangements follow a similar rhythm and proportion to Georgian buildings in London. Limestone and London stock brick facades, bay windows, juliet balconies and conservatories all contribute to define the refined character of the building. |
The generous landscaped terraces on the upper levels create a distinctive urban garden architecture which together with courtyards, balconies, roof gardens and conservatories, provide residents with desirable outdoor amenity space. Furthermore, the main entrance is conceived as a large window to allow the passerby and residents' an opportunity to admire the view through to the South Courtyard landscaped garden which marks the heart of the scheme. Our building acknowledges the challenge to minimise the effect we have on the planets natural resources. The building incorporates many features which save energy, harness renewable technologies and encourage local biodiversity to collectively bring about a significantly more sustainable development. To further improve the ambience of the streetscape we have incorporated a large scale public art piece onto the glass fins of the facade by working in collaboration with Lowings Carpenter. In addition, to acknowledge the heritage of the site, we intend to salvage the masonry boy and girl frieze above the current entrance on Bolsover Street, and reintegrate the piece into the new facade on Greenwell Street. |
